# Philosophy

> Why Proprietas is built the way it is — and how it differs from legacy CAFM.

Every CAFM/IWMS incumbent — Planon, MRI Evolution, Concerto, QFM, Asckey — was designed for a procurement committee, not for the person who signs off the fire risk assessment. That assumption shows up in every part of the product: the months-long implementation, the per-seat pricing, the training courses, the interface that hasn't moved since 2009.

Proprietas starts from the opposite premise. The estates manager carries personal liability. The product should reduce that liability in the first ten minutes, on the device they actually use, without a project plan.

Calm, keyboard-first, flat. If you live in modern productivity tools, Proprietas will feel familiar from the first click — but every surface here is built for one job: keeping you on the right side of UK statutory law.

Proprietas does three things, deliberately. It is not a desk-booking tool, a capital-projects planner, or an IoT/BMS platform — those are where legacy suites sprawl and lose focus.

## Compliance Is the Spine

The product is organised around statutory compliance because that's where the liability — and the deadline — lives. Each property and regime produces an obligation with a computed due date; certificates filed against it drive a clear status, and reminders fire long before anything lapses.

## AI You Can Trust

The difference between "AI-powered" marketing and AI you'd stake a fire-safety sign-off on is **calibration**. Proprietas surfaces a confidence score on every extracted figure and cites the source page. Statutory dates below the confidence bar are never filed silently — they route to a human. Nothing is a black box.

  Drop a certificate or a lease and the AI classifies it, extracts the structured fields, and files it against the right property and regime — but it shows its working, and holds anything it isn't sure about for review.

## Built for the Phone

Contractors and on-site staff live on their phones, so every public flow — issue reporting, the contractor portal, uploading a certificate — is built mobile-first. That's not a nicety; it's the adoption flywheel. The people doing the work will actually use it, which is what keeps the data current.
