# Quickstart

> Create your workspace and see value in about ten minutes.

You'll create a workspace, add your first property, and drop in a document to watch the AI work — no card required for the 14-day trial.

  <Step title="Create your workspace">
    Go to [proprietas.app/signup](https://proprietas.app/signup), enter your organisation name and work email, and submit. We send a one-time sign-in link — click it to confirm your email. Your workspace is created the moment you verify, with every UK statutory compliance regime seeded by default.

  <Step title="Add your first property — or let a document do it">
    The fastest way to start is to **drop a commercial lease** onto the page. Proprietas reads the demised premises, derives the building address, and **creates the site for you** — no manual entry. Drop a batch and a building's leases stand up its floors automatically.

    Prefer to add it by hand? Open **Properties** and enter a site — name, address and tenure. Either way, compliance obligations are generated automatically from the regime catalog, each with a due date.

    <Tip>Standing up a whole portfolio? Use **Bulk Add** to paste a spreadsheet of addresses, or just drop a folder of leases and certificates and let intake create the sites and file each document against the right one.</Tip>

  <Step title="Watch the AI work">
    Drag any PDF onto the page — a lease, FRA, EICR or gas certificate. Proprietas classifies it, extracts the key dates (each page-cited so you can verify), and routes it to the right property and regime — creating the site first if it doesn't exist yet. Certificates close out the matching obligation with a fresh expiry; leases land on the lease page with their term, breaks, rent reviews and a projected rent schedule.

    Open **Settings → Members** and invite editors and light users. Editors get full access; contractors and tenants are free and unlimited. See [Roles & invites](/members/roles-and-invites).

## What Happens Next

* **Reminders** start working immediately — you'll be nudged at 90, 60, 30 and 7 days before any certificate expires. See [Compliance](/compliance/overview).
* **The assistant** can answer portfolio questions — "which FRAs are due in the next 60 days?" — from the topbar.
* **Cancel before day 14** and nothing is charged.
