# Introduction

> What Proprietas is and who it's for.

Proprietas is an AI-first property management platform for UK estates teams. It replaces legacy CAFM/IWMS systems (Planon, MRI Evolution, Concerto, QFM, Asckey) with a modern, mobile-first workspace built around three pillars.

## The Three Pillars

Compliance covers FRA, legionella/L8, EICR, gas, LOLER, asbestos, PAT, EPC, F-Gas, TM44, fire alarm, emergency lighting and more. Lease intelligence pulls term dates, break clauses, rent reviews, service-charge caps and the counterparty — each figure linked to the page it came from. Facilities adds issue reporting, planned maintenance and the day-to-day, without the spreadsheet.

## Who It's For

Multi-Academy Trusts, care-home and hotel groups, managing agents, and NHS, university and large estates departments — anyone carrying personal liability for a portfolio's statutory compliance.

Proprietas has three kinds of user:
